With the market showing further signs of improvement from the low of 2009 we have sold freeholds in Crows Nest for $2.45M and in St Leonards for $2.9M.

Harley Davidson Sold For $3M
This prime investment in Lane Cove leased as the national head quarters of iconic motor cycle manufacturer Harley Davidson was sold at auction on 24 March for $3m. The building produces a net income of approx $277,000pa. The award winning building is just 3 years old and securely leased. The auction will be held in March.
McMahons Freehold Sells For $1.6M
111 Union Street was sold at Auction for $1.6M. The property comprises approx' 200sqm on 3 levels and attracted interest from both residential and commercial buyers.
Christmas Rush of Lettings
The end of year generated a flurry of leasing deals across our instructions including 200sqm at 30 Alfred Street, Milsons Point, 4 deals at 220 Pac' Highway, Crows Nest.

Residential Sites Sell Quickly
Acting on behalf or receiver PPB we marketed 3 prime sites at Seaforth overlooking Middle Harbour. The sites attracted multiple offers and have all exchanged contracts.
Leasing Activity Returns
After a decline in activity in the first quarter of 09 leasing enquiry and deals has steadily picked up since June. Our leasing team is now recording weekly inspections with around 20 different groups per week.

321 Pacific Highway Fully Leased
Folwoing a series of deals including 500sqm being leased on the ground floor to one tenant the whole of 321 Pacific Highway, North Sydney is now fully leased.
Medical Investment Sold
8 McLaren Street, North Sydney has been sold with a 5 year lease to a Medical Clinic. The proeprty sold for a yield of approx' 8% with a rent of approx $114,000pa.
Major Letting Instruction St Leonards
6-12 Atchison Street has been fully refurbished by owner Kingsmede Group and is now being offered for lease. The building provides a total of 2,800sqm with a floor plate of over 700sqm.
Crows Nest Freeholds Sold
In late 2008 we have successfully sold 85 Alexander Street, Crows Nest for $2.8M and 41 Hume Street Crows Nest for $2.05M. Both proeprties were acquired by owner occupiers.
North Sydney Lettings
In the last quarter of 08 we have completed a number of lease deals in the North Sydney CBD including 430sqm leased to Reedsoft at 107 Mount Street and at 194 Miller Street, 357sqm to William and 215sqm to Tyco Earth Tech.

St Leonards Investment Sold For $14.6M
In one of the largest investment sales on the North Shore in 2008 we have sold 176 Pacific Highway, St Leonards for $14.6M. The property is fully leased for 10 years to medical group IVF Australia at a rent of about $1M p.a. and has been sold to a Melbourne Group at an initial yield of about 7%.
North Sydney Freehold Sold
9-11 Ridge Street an impressive freehold office of over 500sqm has been sold in August 08 for $2.15M.

$14.5M Investment Sold In North Sydney
Acting on behalf of Austgrowth Property Holdings we sold 7-9 West Street, North Sydney for $14.5M to construction group ADCO who will occupy part as their head quarters. ADCO has retained us to manage the proeprty on their behalf.

Epping Investment Sold For $6.4M
Well located opposite the newly redeveloped Epping Railway Station this 5 storey office investment has been sold for $6.4M and will be refurbished by the purchaser.
Former 2UE Building Sold
We have recently sold 176 Pacific Highway the former home of radio station 2UE. The 2,300sqm building had been refurbished and was sold to an investor for over $8M.
$13M Investment Sold In Miller Street
Having successfully leased the majority of 194 Miller Street in the last 12-18 months we have now sold the freehold investment. The 2,100sqm building was extensively refurbished and fully leased to tenants including SportingBet, Progress Software and Ogilvy Healthworld. The building was sold to a private Sydney investor at close to $13M equating to just over 7%.
Leasing project for Lend Lease
On behalf of Lend Lease's Real Estate Partners Fund we have been leasing their excellent refurbishment of 75 Miler Street in the centre of North Sydney. Several floors have now been successfully leased due to the high qulaity of the refurbishment.
$25M Sale in Chatswood for Investa Property Group
On behalf of Investa Property Group we negotiated the sale of 10 Help Street to a local investor for a price of $25M. The 7,600sqm building will be refurbished and held as a long term investment.
